Spring Ridge is a planned urban community (PUD) located in Frederick County, Maryland. The Spring Ridge Community offers a mix of residential living options, amenities, and commercial and retail selections. The Spring Ridge Community is divided into a master association (Spring Ridge Conservancy, Inc.), three sub-associations (Spring Ridge Condominium, Hampton Court Condominium, Inc., Hampton Court II Condominium Inc.) the senior apartments, one professional park (Spring Ridge Condominium Inc), one commercial area with different shops and businesses, gas station and fire station.

Each property owner within the master Association (Spring Ridge Conservancy, Inc.), three sub-associations (Spring Ridge Condominium, Hampton Court Condominium, Inc., Hampton Court II Condominium Inc.), and the senior apartments is a member of the Spring Ridge community.

Spring Ridge is managed by PMP, INC. 

HOA assessments paid by homeowners create the Association budget which includes the following items:

• Administrative expenses incurred by the Association.
• Community operating and maintenance expenses (landscaping, lighting, insurance, etc. of common and recreation areas)
• Pool administration and community centre operations and maintenance
• Resident trash removal, yard waste removal, and snow removal (townhouses)
• Social events and special interest activities for the community
• Website

When a property unit is purchased within some of the associations, a one-time Contribution to Working Capital fee is assessed at settlement. The fees are as follows:

Maryland State Law requires a resale package. To purchase the resale package (Condo/HOA documents) go to www.condocerts.com. A username and password will need to be created. If you do not have information for a specific field, enter an asterisk and move to the next field.  There is no need to order the package with an inspection unless it is specifically requested. You will need the name of condo association (sub-association) and also Spring Ridge Conservancy (master association) documents.

Search for Spring Ridge. You will need Spring Ridge Conservancy (master association) documents only. You do not need Condo (sub-association) documents if you are not a condo owner.

Questionnaires or other paperwork that needs to be completed can be emailed to the Administrative Assistant at elizabeth.puckett@pmpbiz.com and the Assistant Community Manager at sarah.grillo@pmpbiz.com. There is a $50.00 processing fee. The $50.00 questionnaire processing fee must be paid via check only payable to PMP, Inc. and sent to 9090 Ridgefield Drive; Frederick, MD 21701.  Credit Cards are not accepted.

Tenants must show a valid lease (per the Covenants, the lease must be for a period of at least six months), proof of address as listed in above paragraph and a pool relinquishment letter from the property’s owner granting the tenants on the lease pool privileges. The pool relinquishment letter is required every summer. Homeowner and tenants cannot have pool privileges at the same time.
